The project involves the comprehensive refurbishment of four levels including the parking deck and the services provided by ATP sustain comprise sustainability consultancy, the certification-related management of project participants and the final ‘Core & Shell’ new building certification.

Added value for the building
This added value results from, on the one hand, the ideal location of the building in the pedestrian zone and in relationship to public transport and, on the other hand, the high energy efficiency and ‘smart-grid technology’.

Benefits for the client
The reuse of the existing building substance results in a significant reduction in construction costs compared with a new building. The development of an energy-efficient building also reduces long-term operating costs. One aim is increased customer traffic due to the easily accessible and central location. In addition to this, the quality of the ambient air is improved through the use of ecological materials and VOC-free finishes.

Existing building: reuse of the entire vertical and horizontal load-bearing structure and existing façade

Circulation: Separation of such varying transport flows as truck access, car parking areas, pedestrians and cyclists thanks to the extra intermediate level.

Energy: very good energy footprint, well in excess of ENEV requirements

Building services: smart meter technology via MBus connection and separate recording of sanitary, heating, lighting and elevator consumption
